Where Is Your Building Wasting Energy: Infrastructure or Operations?

When a facility’s energy costs begin to climb, it is easy to assume aging equipment or an inefficient building is to blame. Sometimes it is. An aging roof, drafty windows, outdated HVAC equipment, or inefficient lighting can all contribute to unnecessary energy consumption.
But sometimes the building itself is not the biggest problem. How the building operates can have just as much impact on energy use as the physical infrastructure.
HVAC equipment running when a building is empty, outdated schedules, incorrect setpoints, unnecessary overrides, or systems working against one another can quietly waste energy every day. Understanding whether your biggest opportunities are in your infrastructure, your operations, or both is the first step toward making meaningful improvements.

Infrastructure: When the Building Is Working Against You

Every building changes with age. Roofing systems deteriorate, window seals fail, insulation becomes less effective, and mechanical equipment gradually loses efficiency. As these components decline, maintaining comfortable indoor conditions requires more energy.
Drafty windows, for example, introduce outdoor air that HVAC equipment must compensate for. An aging roof or inadequate insulation can allow heating and cooling to escape. Older chillers, boilers, rooftop units, and air handlers may consume more energy while delivering less effective performance.
Lighting can also represent a significant opportunity. Older fixtures may use considerably more electricity than modern alternatives while requiring more frequent maintenance.
These are tangible infrastructure issues that may eventually require repair, retrofit, or replacement. However, before making a major capital investment, it is important to understand how that infrastructure is actually performing.

Operations: Is Your Building Running When It Shouldn’t Be?

A facility can have perfectly functional equipment and still waste energy.
Building Automation Systems (BAS) determine when equipment operates, how systems respond to changing conditions, and how different components work together. Over time, changes to occupancy, renovations, equipment, programming, and building use can cause operations to drift away from what the facility actually needs.
An air handler may start hours before occupants arrive. HVAC equipment may continue operating long after a building closes. Areas that are only used occasionally may be conditioned as though they are occupied every day.
Incorrect setpoints, unnecessary overrides, poorly configured setbacks, excessive runtime, and outdated sequences of operation can all increase consumption without creating an obvious equipment failure.
The building may still feel comfortable. The utility bill may be the only indication that something is wrong.

When Systems Work Against Each Other

Some of the most frustrating energy waste occurs when individual pieces of equipment are functioning correctly but the facility is not operating efficiently as a whole.
A space may be actively heating and cooling at the same time. Lighting schedules may not align with occupancy. Equipment may continue operating at full capacity when actual demand is significantly lower. One system may respond to conditions without communicating that information to another.
This is where integration, sensors, meters, controls, and centralized building automation become particularly valuable.
Instead of looking at individual pieces of equipment in isolation, facility teams can see how systems interact. That visibility can uncover inefficiencies that may otherwise continue unnoticed for months or even years.

Measurement Matters

You cannot improve what you cannot see.
Meters, sensors, controllers, and other monitoring devices provide the information needed to understand how a facility is actually performing. Combined with a BAS, this data can reveal equipment runtime, temperatures, energy consumption, system demand, alarms, occupancy patterns, and historical trends.
That information gives facility teams something more valuable than an assumption: a baseline.
Instead of replacing equipment simply because it is old or making operational changes based on complaints, facility managers can use real performance data to determine where investments are most likely to make an impact.

Old Equipment Doesn't Always Mean Replace It

A 20-year-old piece of equipment deserves attention, but its age alone does not tell you whether replacement should be your first priority.
Building automation and energy monitoring can provide a clearer picture of how existing equipment is performing. An older unit may still have useful life remaining but could benefit from better scheduling, sequencing, maintenance, or control strategies.
In other situations, the data may confirm that aging equipment has become inefficient enough to justify replacement.
Either way, understanding performance allows facility leaders to prioritize capital improvements based on evidence rather than guesswork. That can help organizations get more value from existing assets while planning responsibly for future investments.

Infrastructure and Operations Work Together

Energy efficiency should not be approached as an either-or decision.
A poorly insulated building forces HVAC equipment to work harder. Poor scheduling makes that equipment run longer. Excessive runtime increases wear. Aging equipment may then consume even more energy to meet demand. Each issue compounds the others.
The most effective energy strategies consider the building envelope, mechanical equipment, controls, schedules, lighting, occupancy, and energy consumption together. Once facility teams understand where energy is being used, they can prioritize improvements according to potential impact.
Sometimes the answer is replacing a rooftop unit. Sometimes it is repairing a window. Sometimes it is changing a line of programming. Often, it is a combination.

Turning Building Data Into Better Decisions
